Grading: The Foundation of Drainage

Proper grading directs water away from buildings, paved surfaces, and landscaping. Pennsylvania receives an average of 42 inches of annual precipitation, much of it concentrated in spring storms and summer thunderstorms. Without correct surface slope, water pools on paved surfaces, infiltrates through cracks, and undermines the base layer from below.

For parking lots, the standard is a minimum 1.5% slope toward drainage points. For driveways, 2% slope away from the garage or house is standard. These percentages sound small, but they make the difference between water flowing harmlessly to a catch basin and water creating a pond that destroys asphalt from underneath. Our grading crews use laser-controlled equipment to achieve precise slopes within tenths of a percent.

Base Preparation: The Hidden Structural Layer

The base course — typically 4 to 8 inches of compacted crushed stone — supports the asphalt or concrete surface and provides the drainage layer that carries water away from the pavement structure. A properly prepared base is dense, uniformly graded, and moisture-controlled. A poorly prepared base contains soft spots, organic material, or inadequate compaction that creates voids water can exploit.

We proof-roll every base using heavy equipment to identify soft spots before paving begins. If the base deflects under load, we excavate the failed section, replace it with properly compacted material, and re-proof-roll until the entire base meets density specifications. This step takes time and adds cost, but it prevents the far greater cost of premature surface failure.

Drainage Infrastructure: More Than Gutters

Effective site drainage requires more than surface slope. It requires infrastructure: catch basins at low points, trench drains across driveways and entrances, swales along property lines, and storm sewer connections where municipal systems are available. For properties without storm sewer access, detention basins or infiltration systems may be required under Pennsylvania DEP stormwater regulations.
